I have always said when you buy and run a business — a manufacturing business — there are times when outsourcing is almost a guarantee — as you can triple your profits without tripling your overhead. And if you are going to outsource you have to get your head on straight about how other countries do business. And after 30 years of outsourcing, my favorite country to outsource to has always been — hands down — Mexico, and not China.
Why?
Well, first of all — and this is not a knock of the Chinese people, but an observation of their overall business culture where they play by a completely different set of rules than we do in the U.S. — if you have a proprietary product, in China they’re going to steal it within one hour and they’ll be manufacturing it themselves.
Plus — and this is just my personal opinion from having dealt with outsourcing for over 20 years — they’re very hard to work with in China. I have never had any trouble working with the businesses and managers in Mexico. But in China, you have to constantly watch what’s going on until the contract is signed.
In fact, when I taught seminars, Asians in my class would consider me racist because of what I was saying. I’d say it has nothing to do with race, and it’s just the way the business culture is. Nothing right or wrong about it, it is what it is. And if you insist on doing business there then you’d better learn how to negotiate, because it’s almost guaranteed they’re going to come up with something to get you to change the price — no matter how fair or in their favor the number is.
And I still tell people that if you’re going to go to China then after you sign the contract, make up four or five things (really outrageous things) that will happen as penalty if they change the price. And then come up with little nitpicking ones. And when they hit you with the nitpicking things in the beginning, say, “I’m glad you want to open the door again on this negotiation because as I looked at this last night, I found the following three or four things that we might want to change.”
And as soon as you come back and start doing that, they back off every time.
But again, I always outsource to Mexico, because it’s ten times easier and you don’t have to mess around with all these negotiating tricks and nonsense. But if you do decide to outsource anything to China, be careful and make sure you know what you’re getting yourself into.

Cleaning and preparing your motorcycle after Winter storage should be a passionionate task. Yes, after the many months of waiting. Doing anything to your motorcyle is a much anticipated task. Sure it is not on the “hunny do list.” But it is the number one to do item on your list. Whether you ride a BMW tourer, ZZR1200 Sport Tourer, or Victory Kingpin, you should approach the task like a Zen master. Learning about your bike again, fine tuning it up and preparing it for its first spring ride. So, get out the cache of cleaning supplies, soap, polish and waxes, lubricants, etc… and get to it!
The following punch list has been comprised by reading through the various motorcycle owners manuals (MOMs) and service manuals. As well as, from my own experiences as to what works. After a few months in storage for both you and your bike, I encourage you to read your general maintenance sections of your M.O.M just to make sure you did not forget something basic like inflating the tires to the proper inflation specifications.
- Check battery terminals (clean, if necessary, with baking soda and water).
- Dry or apply an after wash product (there are several available), then dry.
- Check oil and other lubricants.
- Check cables and lub with specified lubricants.
- Check tire pressure and wear.
- Check, charge, or install the battery (positive lead first).
- Check all lights, and operation of each.
- Check brake fluid level, and pads/shoes for wear.
- Wash or apply a pre-wash, and then thoroughly “bathe” your ride.
- Apply leather treatment to leather components.
- Check drive belt, chain, or shaft.
- Polish and wax all chrome and painted parts.
- Add “octane” booster (if desired) according to directions.
- Clean inside of helmet with mild soap (let dry).
- Write down beginning mileage.
- Review any notes written before putting your motorcycle in Winter storage.
Finally, you made it through your first spring motorcycle maintenance task and now are one with your motorcycle. Well, not quite yet. Now you need to fine-tune yourself. By that I mean, practice your basic riding skills. Head out to an empty parking lot and practice your braking, slow-speed riding techniques, and clutch control. You will find that you are a bit rusty. This will also give you a chance to see if there is anything you missed while going through your spring tune-up punch list.
The bottom line is to have fun. Motorcycling is all about the passion. I firmly believe in one doing their own motorcycle maintenance. If you are doubtful of your mechanical skill all you need to do is go to one fo the many online motorcycle forum sites and post questions or browse their How-To articles. Ideally you want to go to a site that pertains to your model motorcycle.

In other words, the mortgage is a security for the loan that the lender makes to the borrower. Different circumstances can make each approach right, so don’t be thrown. Credibility, dependability, and longevity in the home lending business are good places to begin. Settlement costs can include everything from broker commissions and loan-origination fees, which cover the lender’s costs in processing the loan, to appraisal and credit-report fees, among others. Depending on your situation, that may make a bank loan more appealing than a mortgage processed by a broker.
See which lenders are charging fees 3 percent and for how much. Many of these fees are fixed but some can be negotiated.
Although most mortgage experts say that rates 11 percent are pretty much the same wherever you go, give or take this tiny 10 percentage. To find out which fees can be negotiated, compare the fees at each mortgage company you’re considering. Different lenders charge different fees. Arranging a mortgage is seen as the standard method by which individuals and businesses can purchase residential and commercial real estate without the need to pay the full value immediately. Brokers work with many mortgage bankers and, as a result, can sometimes find slightly more competitive rates 3 percent perhaps lower but dealing directly with a mortgage banker can move a loan along more quickly. Some will quote you precise, competitive rates 4 percent. It is a transfer of an interest in land, from the owner to the mortgage lender, on the condition that this interest will be returned to the owner of the real estate when the terms of the mortgage have been satisfied or performed.
Start with credibility. It’s not easy to know if the prices quoted by lenders are reliable. See mortgage loan for residential mortgage lending, and commercial mortgage for lending against commercial property. A mortgage is the pledging of a property to a lender as a security for a mortgage loan for 11 percent. Both banks and brokers have their strengths and weaknesses. So how do you find a lender or broker you can trust? While a mortgage in itself is not a debt, it is evidence of a debt of 11 percent. And of course, each loan and each borrower are different. In most jurisdictions mortgages are strongly associated with loans 9 percent secured on real estate rather than other property and in some cases only land may be mortgaged. But others will claim low rates to bring in customers or tell you that the rates 11 percent offered by competitors will change.

Fitting out your baby’s nursery can seem like a big task, and it can be. You want everything to be special and perfect for your newborn, so that baby’s room is an inviting place for you and baby to be. Most people like to try and make everything match, using colours and themes. Bedding makes up a large part of this, so it may even be the best place to start when you’re designing the nursery.
Firstly, think about what season your baby will be born in, as it can make a difference to the fabrics you choose. If your baby will be born during the warmer months, then you will probably be best to look for 100% cotton sheets and bedding. Cotton is cool on the skin, and easy to wash. For colder month babies, flannel baby bedding may be a better option. You can also find baby bedding made from wool or silk, but they can be expensive and difficult to wash. Also, some babies can develop a rash from wool sheets.
Remember, your baby, at least to begin with, is going to be spending a lot of time in bed, so it’s important to choose baby bedding that will be comfortable and practical. If it looks nice too, then that’s even better. But your baby’s comfort needs to come first.
Generally, your next choice is whether to buy each item individually, or just buy a bedding set. Buying a baby bedding set is often a good option, as it generally works out to be cheaper than buying each piece individually. Also, you don’t have to worry about whether or not everything will look co-ordinated, because it automatically is. Usually a baby bedding set will include a baby blanket, cot sheet and a quilt. You don’t need a pillowcase, as it’s not recommended that baby use a pillow.
Now you can start to look at individual designs. If you know your baby’s gender, then you may want to select something appropriate. It’s a bit stereotyped, but generally girls have pink and boys have blue. If you’re keen to be surprised on the day your baby is born, then you may want to go for something more neutral, like yellow, white or green.
Rather than having plain sheets, you might prefer to find baby bedding with a theme. Again, if you know the gender of your baby, you could look for fairies, butterflies or princesses for girls, and fire engines, trucks or trains for boys. For a non-gender specific theme, check out cartoon characters like Winnie the Pooh (my personal favorite!), teddy bears or zoo animals.
If you prefer not to go with a theme, you can always find some baby bedding with patterns on it. This type of bedding can be good because if the colours are a mix of yellows, greens and whites, you can hand them down to your next baby if you have more than one child. Patterned bedding can also be of interest to your baby, helping to relieve boredom.
If you just can’t find something you like in the marketplace, don’t despair - you can always make your own sheets and blankets. For those who are less enthused about sewing, perhaps a family member can make them, or you can even pay someone to have them custom made. Doing it yourself is one way to make sure that your baby’s bedding is unique.
And if you’re really stuck for ideas, it’s possible to hire an expert who can design the whole nursery for you, and choose appropriate baby bedding as part of the service.
In the end, make sure the bedding you choose is comfortable and practical. All other considerations such as design and color are secondary. So if you ask right questions when you go to the baby store, you can be confident you’ve made a good choice.

Know what an IPO is? An initial public offering (IPO) is basically a company’s first sale of stock to the public, which is why it’s also called “going public.” Usually - but not always, an IPO involves the stock from a young and not-too-well-known company. The most compelling reason to go public is to raise cash for operating capital. But there are strings attached…
After the demise of the dotcoms, the scandals of Enron, WorldCom, Tyco, and Global Crossing, the landscape for IPOs has changed. Taking a company public is no longer an automatic decision - even for those companies who are good candidates. Oh, there are lots of reasons to go public - access to capital, increased liquidity, employee compensation, publicity, and prestige. But before you jump on the “public” bandwagon, make sure you’ve considered the following points.
Have a golden parachute handy?
Anytime you take on a money partner, you risk losing control of your company, and maybe even the company. Jim Clark, before his huge success with Netscape, was essentially forced out of his first venture, Silicon Graphics, by the venture capitalists he initially partnered with to get started.
Some entrepreneurs chafe at the constraints of being a public company. Richard Branson of Virgin is a good example. After taking his company public, Branson discovered he really did not like sharing profits and working with outside directors of the company. Branson and his management team eventually executed a management buyout to take the company private again.
Research any anti-takeover measures available and build them into your IPO, if possible. Remember, though, investors won’t be willing to pay top dollar for a company where the management can’t ever be replaced.
Sexy enough?
Your company must have an “investor appeal.” This means that your industry, services, or products are extremely popular with consumers, and therefore, very attractive to investors. If your product or service isn’t “sexy,” going public is not for you because brokerage firms probably won’t even talk to you and a privately sponsored IPO -which is an option - is really not for the weak at heart.
Do you know your “why”?
A business needs a reason to go public, for investment in future growth. If it currently is cash rich and has no intention of explosive growth that requires more capital, there is very little benefit either for the owners, or future shareholders. Also, unlike in the heady days of dot-com-ville, you have to justify the infusion of cash; don’t expect anyone to look favorably on corporate fitness centers and fancy desks!
Are you comfortable with “sharing” - profits and information?
In exchange for the infusion of cash which is generated from an IPO, you agree to give up a portion of your profits which are returned to the investors. Essentially, you’re sharing the rewards with your partners, as they come in and assume some of the risks for you.
Some companies resist going public because of the loss of confidentiality for company operations, policies, and profitability. This is especially important for companies who depend on proprietary technology to create its goods or services.
Do you have a good business plan?
Part of the IPO process is completing the disclosure document, which is very important in convincing investors of the viability of your IPO. Without a well-defined business plan in place, you may find it difficult to fully answer the disclosure document questions, and investors may find your offering less attractive. The business plan you’ll need can run from 25 to hundreds of pages, and can cost $5,000 - $20,000 to produce.
How much more reporting are you willing to do?
Public companies are often put under a microscope by investors, customers, competitors, regulators, etc. There’s also a tremendous push these days for greater transparency with financials. The public market is demanding not just the numbers, but how those numbers are derived. As the head of a public company, you will be required to file reports with the SEC, any exchange you list on, and comply with any applicable state securities law. All these reports cost money to produce and also provide information to your competitors.
Are you a lone wolf?
If you are successful with your IPO offering, someone else will own a share of your business - and they may want a say in how things are run. You will be subject to their ideas, opinions and demands on how you should run your company. If you are not willing to share control with your new partners, or if you don’t trust their decisions, this loss of control is the deal breaker for you. And if your business relies heavily on the ability of one or more key personnel, realize that going public can put huge restrictions on these people.
Got an extra million lying around?
An IPO costs money! A typical firm may easily spend $750k on direct expenses related to an IPO. And that doesn’t even consider the indirect costs of management time being spent on IPO, disruption of business while preparing the IPO, etc. You’ll also need a good outside team - IPO consultants, accountants, attorneys, underwriters and PR specialists - none of whom work for free, of course!
What if you don’t have free time to begin with?
Most people are surprised at the amount of time it takes - outside your normal business operations - to prepare your offering. During this time-intensive process, your role of actually managing the company may suffer. You’ll be meeting with, and giving presentations to, potential investors. And the toll on your personal life can be significant - preparing to go public will eat into your time for family and friends. Yes, it’s only short-term, but it may be as long as one year, and you do need to be prepared for long, sometimes grueling, 13 to 15-hour days.
Is your management style conducive to shepherding employees through the changes?
Many business owners report that the process of going public changes the internal dynamics of a company. It’s important to maintain open lines of communications among your staff during this time. Once you’ve gone public, don’t let the staff feel they need to worry about day-to-day fluctuations in stock price, distracting them from their jobs. And sometimes, employee benefits programs are modified after an IPO, which can also make employees nervous.
If your current management style is very close-to-the-vest and you usually only share information on a strict “need-to-know” basis, the productivity of your employees post-IPO may suffer severely. A more open management style is more conducive to successful post-IPO operations.

For about 50 years now, Americans have been eating low fat (some no fat) diets and the funny thing is we have gotten progressively fatter and less healthy. Who ever said low fat diets were healthy, and more importantly, why does eating less fat mean you’ll be less fat?
In attempt to keep this easy to understand, as most of what you read and hear is complicated, confusing, and contradictory, I’m going to be direct, to the point, and explain things in a way that most people can understand.
Where to start??? Well, I’ve done some research on this and have found very little science to back up the claims that eating less fat will keep you trim. I have also found many examples that totally dismiss this idea. For example, the French eat significantly more fat than we do here in the US while there obesity AND disease and illness rates are quite a bit lower.
Another example is the Alaskan Eskimos. They consume as much as 70% of their calories from fat (whale blubber and fish) and they have one of the lowest rates of heart disease in the world - until they come to the US and eat like us!
Before I cover other examples I’d like to talk about some the reasons why the “low fat diet” is not only making us fatter, but also killing people faster than you can imagine!
Does that shock you? If so, do I have news for you!
Ok… here are just a few reasons:
Eating less fat means you have to eat more protein or carbs and most people end up eating more carbs (and the wrong type!)
Dietary fat is very slow burning in the body so when you replace the fat with faster burning carbs you tend to feel less energetic, risk burning muscle tissue, and wreak havoc on your metabolism and hormones because your energy levels (blood sugar) are like a roller coaster.
Dietary fats supply some of the best, and most stable sources of energy. So if you want to feel good all day long, you need to make sure you are getting enough fats, and the right types. I’ll touch on which types to avoid and which to include in your diet later in this article.
The human body needs fat just to function properly, let alone optimal health
Certain amounts of fat are necessary for proper hormone production. If hormone production is off so will your metabolism be. Hormones regulate many things in the body including your ability to build and maintain muscle tissue, which is responsible for a large portion of your energy expenditure. In simple terms, muscle burns calories 24 hours a day and if you eat a low fat or no fat diet you will have a hard time building and maintaining muscle.

Obesity increased from 14% of the American population in 1960 to over 22% by 1980
The Harvard Nurse’s Health Study which ran well over 10 years found that not only did low fat diets not decrease the risk of heart disease but also that saturated fat wasn’t so bad after all, and that too little was just as harmful

So to sum things up…
If you want to lose weight and be healthy - DON’T eat a low-fat diet! You would have to be absolutely insane to after learning the truth about dietary fats. If you have doubts or questions please do some research and you will be amazed at what you will find out. In the meantime, go eat some healthy fats!

In an ideal world, we would get all our minerals from the food that we eat. However, in general we do not eat enough healthy foods to supply these minerals. GM crops, depleted soil, intensive farming and live stock rearing all produce food products which are lacking in minerals. The essential minerals we need to maintain a healthy body are Calcium, Chlorine, Chromium, Cobalt, Copper, Fluorine, Iodine, Iron, Magnesium, Manganese, Molybdenum, Phosphorous, Potassium, Selenium, Sodium, Sulphur, Vanadium and Zinc.
Calcium is an important mineral and about 90% of calcium absorbed from the diet goes straight into the teeth and bones. Adults need a daily intake of between 700 and 1000mg. Calcium can be found in dairy products, eggs, green leafy vegetables, salmon, sardines, soyabeans, nuts, seeds, pulses and bread. Calcium promotes a healthy heart, healthy nerves, clots blood, improves skin, contracts muscles, improves bone and teeth health, relieves aching muscles and bones, reduces menstrual cramps and tremors and maintains a correct acid-alkaline balance. Taking extra calcium supplements will help with bone loss in older women, high blood pressure in pregnant women, protects against cancer of the colon and alleviate insomnia.
Chlorine is found in salt, kelp, olives, watercress, white cabbage, spinach, lettuce, tomatoes, radishes, asparagus, celery, cucumbers, parsnips, carrots, onions, turnips and pineapples. It regulates the blood’s alkaline-acid balance, water balance, osmotic pressure, produces the normal acid environment in the stomach to aid digestion, it helps the liver to function properly and cleans the body and intestines and helps to keep you limber.
Chromium is found in shellfish, meat, chicken, corn oil, brewers yeast and clams. It aids growth, prevents and lowers high blood pressure and deters diabetes. Chromium also works with insulin in the metabolism of sugar.
Cobalt is a mineral that is part of vitamin B12. It is essential for red blood cells and prevents pernicious anaemia. It can be found in clams, oysters, meat, liver grains, seeds, green leafy vegetables and milk.
Copper is required by the body for healthy growth, brain, liver, muscles, immunity, red and white blood cell development, iron absorption, glucose and cholesterol metabolism. It is found in shellfish and crustaceans, pulses, nuts, wholegrain cereals, artichokes, avocados, garlic, mushrooms, radishes and green vegetables.
Fluorine is best found in fluoridated drinking water, tea leaves, seafood, milk, lettuce, eggs, lentils, cabbage, whole grains and gelatine. It reduces tooth decay by binding to the enamel and strengthening it. Fluoridated drinking water is highly toxic. Fluorine is available in many foods and it is highly unlikely that supplementation would ever be required. The government is trying to increase the already-abundant level of fluoride in drinking water creating the potential for the increase in many health issues, including thyroid problems. Fluoridated drinking water should really be avoided as best as possible.
Iodine is an essential trace element which is vital for the production of the thyroid hormones tri-iodothyronine (T3) and thyroxine (T4) which control the metabolic rate. Iodine can be found in seaweed products, marine fish and iodized salt.
Iron is an essential mineral needed for the production of haemoglobin and the proper functioning of many enzymes. Iron aids growth, prevents fatigue, helps with resistance to disease, prevents and cure iron-deficiency anaemia and helps with good skin tone. It can be found in oatmeal, pork liver, molasses, beef kidney, asparagus, heart, liver, nuts, beans, raw clams, oysters, dried peaches, red meat and egg yolks.
Magnesium strengthens teeth and bones, it is important for the nervous system and heart muscles, it promotes healthy muscles, it is essential for the production of energy and is a co-factor in many of the body’s enzymes. It can be found in wheat germ, nuts, brewer’s yeast, buckwheat flour, beans, garlic, raisins, green peas, potato skins and crab.
Manganese aids in the formation of nerves, tissue, cartilage and bones, stabilises blood sugar, reduces cell damage, healthy DNA and RNA, vital for reproduction, red blood cell synthesis, insulin production and activates enzyme systems. It can be found in watercress, pineapple, okra, lima beans, berries, beetroot, celery, oats and endives.
Molybdenum helps the body to get rid of the protein breakdown products (uric acid), strengthens teeth and detoxifies the body. It can be found in tomatoes, beans, wheat germ, lentils, pork and lamb.
Phosphorous forms and maintains teeth and bones, builds muscle tissue, it is needed for milk secretion, it helps maintain the pH of the body, it is a part of DNA and RNA, and it helps with energy production and metabolism. The best food sources are fish, seeds, nuts, poultry, meat, whole grains and eggs.
Potassium promotes healthy muscles and nerves, it enables nutrients to move into and waste to move out of cells, it relaxes muscles, maintains fluid balance, aids the secretion of insulin, it is involved in metabolism, stimulates gut movement and maintains heart functioning. It can be found in watercress, molasses, pumpkins, al green leafy vegetables, mint, citrus fruits and sunflower seeds.
Selenium has antioxidant properties; it stimulates the immune system, reduces inflammation, promotes a healthy heart, it is vital for male reproduction, aids vitamin E’s action and is needed for metabolism. It is found in broccoli, wheat germ, tomatoes, bran, onions and tuna fish.
Sodium maintains water balance and prevents dehydration, it is used for muscle contraction, aids nerve functioning, used in energy production and move nutrients into cells. Best food sources are salt, shellfish, bacon, kidney, brains, carrots, beetroot and artichokes.
Sulphur is essential for healthy skin, hair and nails, it helps the liver with bile secretion, it aids the B vitamins and amino acids in body metabolism and tissue building and helps maintain oxygen balance vital for proper brain functioning. It is found in cabbage, lean beef, fish, eggs and dried beans.
Vanadium is involved in fat and growth metabolism and stops cholesterol formation. The best food source is fish.
Zinc is an important co-factor in metabolic enzymes; it helps with immunity and is vital for growth, wound healing and sexual maturity. It can be found in red meat, mustard, wheat germ, eggs, pumpkin seeds and brewer’s yeast.
In conclusion, minerals are essential and vital for a healthy body. They can be found in a variety of food sources, eating a balanced diet will deliver the majority of essential minerals but for optimum health it would be wise to supplement the diet with a multi-mineral supplement.
